This is an integrated MiMEP modular approach for a major Hong Kong railway project, combining BIM, AI automation, AR/VR inspection, and robotics. The innovative design philosophy —“complete like in-situ, maintain like in-situ”—guides every module’s fabrication and installation, avoiding unnecessary supports and ensuring easy, unobstructed future maintenance.

 

By utilising universal support systems and reusing components, the project advances sustainability, flexibility, and construction efficiency. Advanced digital tools help coordinate among multiple trades, minimise site clashes, and improve overall safety and quality. The factory-assembled modules allow seamless adaptation to site conditions, streamline the workflow, and enhance both prefabrication quality and productivity.

Multi-trade Integrated Mechanical, Electrical and Plumbing (MiMEP) is the integration of multi-trade building services components, into a single volumetric assembly of prefabricated modules, manufactured off-site in a workshop, then transported to the site for connection of modules to complete various trades of building services installations to minimise on-site works. MiMEP can integrate with structural element, architectural builders’ works and finishes (ABWF) to form an advanced assembly, such as false ceiling unit and plant room unit to enhance the productivity.
